A leaning fence is usually a post problem. Posts can be replaced one at a time if the rails and pickets are sound. When more than a third have failed, replacement costs less.

Rot and insect damage
Surface weathering on cedar is cosmetic. Soft wood at the ground line, split rails, and termite damage spread, and a patch usually comes back the next year.

A 15-year-old pine fence in Houston is at the end of its life. If you plan to stay, new cedar is the better spend. If you plan to sell soon, a targeted repair and fresh stain may be enough.

How should I compare estimates?
Line up the scope, not just the total. Ask whether posts are set in concrete, whether the gutters are seamless or sectional, and whether haul-off is included. Those three items explain most price differences.
Do I need a permit or HOA approval?
Many fence and gutter projects don’t need a city permit, but patio covers attached to the house often do, and most HOAs require approval of fence height, style, and stain color. We check both before we quote, and we mark the property line and utility easement before we build.
What should be decided upfront?

Do you repair fences, or only replace them?
Both. We repair leaning posts, broken rails, sagging gates, and storm damage when the rest of the fence is sound. When more than about a third of the posts have failed, or the pickets are rotted at the ground line, we’ll say so: fence replacement is the better spend.
How much does a new fence cost in Houston?
Wood fence installation is priced per linear foot, and the price depends on cedar versus pine, fence height, style, gates, and tear-out. Every Southern Oak estimate is free, done on site, and put in writing so you can compare it to any other Houston fence company.
Cedar or pine for a Houston fence?
Cedar resists rot and insects, holds stain, and stays straighter in Houston humidity, so it lasts longer. Pressure-treated pine costs less and works well when it’s sealed and kept off the ground. We build both and recommend based on your budget and how long you plan to stay.
Are seamless gutters worth it in Houston?
Yes. Seamless aluminum gutters are formed on site to the length of each run, so there are no seams to leak except at the corners. With Houston’s heavy rain, sectional gutters from a home store usually start leaking at the joints within a few years, and the overflow lands next to the foundation.
What size gutters does my house need?
Most Houston homes are fine with 5-inch seamless gutters and 2-by-3-inch downspouts. Large or steep roofs, long runs, and homes that have had overflow problems need 6-inch gutters and 3-by-4-inch downspouts. We size the system from the roof during the walkthrough.
Do you build pergolas from kits?
No. Every Southern Oak pergola is a custom cedar pergola designed for your patio, with posts on proper footings and rafters sized for the span.
Do I need a permit for a fence, gutters, or a patio cover?
Many fences and all gutter jobs don’t need a city permit in the Houston area, but patio covers attached to the house often do, and most HOAs require approval of fence height, style, and color. We check both before we quote.
